Daniel Island

In just a dozen years, Daniel Island, a 4,000-acre (1,619 ha) site at the northern end of Charleston Harbor has been transformed from a private hunting retreat to a master-planned community. In the process, it has become an important center for the region and a national model for smart growth.

At the project’s inception in 1995, the region’s newly opened I-526 beltway passed through Daniel Island, presenting a unique suburban infill opportunity that would enable the city to grow without contributing to sprawl. On its way to becoming a small town—the community is 50 percent complete as of early 2007—Daniel Island already has nearly 2,000 residences and a town center with shops, restaurants, and other conveniences; extensive recreation amenities; and many businesses, schools, churches, and two professional sports facilities. At buildout in 2015, the community is expected to contain approximately 6,000 residences and 3 million square feet (278,709 m2) of commercial space.

Daniel Island

Daniel Island is a master-planned community located on an island of the same name at the northern end of Charleston, South Carolina. Developed by the Daniel Island Company, the project embodies new urbanist principles while providing retail, employment, and a range of housing opportunities. At buildout, expected in 2015, the 4,000-acre (1,619-hectare) development will contain 6,000 homes, two golf courses and a country club, 2 million square feet (185,800 square meters) of office space including a corporate headquarters and regional offices, 1.2 million square feet (111,480 square meters) of retail space, three schools, a marina, and at least 400 acres (162 hectares) of open space.

I’On

A 243-acre (98.3-hectare) residential development located in Mount Pleasant, South Carolina, six miles (9.6 kilometers) east of Charleston. With a master plan inspired by traditional neighborhood design concepts, the development features a pedestrian-friendly, relatively high-density environment. At buildout, it will include more than 750 custom-built single-family homes as well as community facilities and a small-scale commercial area near the entrance. The classic “Low-country” style of the region serves as I’On’s architectural reference. The “I’On Code” a set of simple architectural details, as well as an architectural primer and a set of community patterns, encourages flexible conformance to this model. The community also pays attention to the natural environment, with tree-lined streets, natural open areas, marshes, lakes, and recreational facilities for residents.

Dewees Island

A 1,206-acre private oceanfront island retreat. Located about ten miles from historic Charleston, South Carolina. Accessible only via a regularly scheduled, ten-minute ferry ride, Dewees emphasizes living in harmony with the island’s environment. Homes nest within the island’s abundant flora, and low- impact amenities emphasize an outdoor lifestyle.

10 Storehouse Row

A warehouse on what used to be the Charleston Navy Yard in North Charleston, South Carolina, has been transformed into 10 Storehouse Row, a 38,000-square-foot (3,530-sq-m) mixed-use project. The structure is part of the Navy Yard at Noisette, a 340-acre (137.6-ha) adaptive use of the original Navy Yard, and is, in turn, part of the larger 3,000-acre (1,214-ha) Noisette community redevelopment project. Retaining many of the building’s original historic features, 10 Storehouse Row includes new, environmentally friendly additions such as two-button flush toilets, eco-friendly paints, and high-efficiency lighting controlled by timers and photocells. The project comprises artist studios, a restaurant, retail, and offices as well as space for the American College of the Building Arts.
