Avalon Cove

A 504-unit, mid-rise apartment community developed on one of the last significant parcels of land on the Jersey City waterfront. The project, consisting of two U-shaped buildings oriented to both the waterfront and the community, offers spectacular views of lower Manhattan and features one- to four-bedroom units. Standing in contrast to the existing high-rise residences on the waterfront, Avalon Cove creates variation and offers a more human scale while preserving views of the waterfront from nearby buildings. Developed and managed by Avalon Properties (now Avalon Bay), a self-administered and self managed equity real estate investment trust, Avalon Cove targets the high-end of the housing market with an abundance of amenities and an emphasis on high-quality service to residents.

Bonita Bay

An environmentally sensitive, 2,400-acre master-planned community located along the ecologically rich Gulf Coast of southwest Florida. The primary- and second-home community offers single-family, villa, and coach and carriage homes and high-rise condominiums. Five private championship golf courses, two golf clubhouses, 18 tennis courts, three waterfront parks, a gulf beach park, a marina, and miles of secluded walking and biking paths are among the community’s offerings. To preserve and enhance the area’s natural, historical, and archaeological features was the guiding principle in developing Bonita Bay. The community’s intimate neighborhoods were planned around the area’s natural topography and vegetation. One-half of the community will remain open space, and at buildout the community will have fewer than 3,300 housing units, far less than the 9,240 units approved in the master plan.

The Heritage at Freemason Harbour

The Heritage at Freemason Harbour is an upscale apartment community located in the historic Freemason neighborhood of Norfolk, Virginia. The 184 units are located in three U-shaped buildings over three blocks and feature courtyards and on-site parking. Retail and office space is located on the ground floors of two of the buildings. Targeting high-income singles and couples, the Heritage is the first luxury apartment development in downtown Norfolk.

Bo01

Bo01 in Malmo, Sweden, began as an international housing exhibition in 2001 and has continued to develop as a permanent neighborhood near the city’s historic center. Under the guidance of the city’s Property Development Office, a plan was created to redevelop this formerly industrial, waterfront real estate. With the participation of over 20 developers, the plan has led to the transformation of 18 hectares (44.5 acres) into a mixed-use residential community built according to sustainable principles.

Meander

Providing a range of residential options–including high-end residences, social (affordable) housing, and housing for seniors–Meander is a 17,270-square-meter (185,894-square-foot) mixed-use development located in Amsterdam’s Stadsdeel Westerpark along a canal known as Kostverlorenvaart. The result of a public/private partnership, the 278-unit project also includes a restaurant, a gym, a public elementary school, and a public library. The site plan integrates the project’s many uses into one complex while paying homage to the site’s maritime location and its industrial past. The building’s layout curves inward along the canal, allowing more housing units to have views of the water, as well as the formation of two pedestrian streets on the canal side and a private courtyard facing the existing housing.

St. James Plantation

A 3,500-acre master-planned community designed to meet the housing and recreational needs of the swelling ranks of retirees and second-home buyers, located just south of Wilmington, North Carolina, on the Atlantic Intracoastal Waterway. An additional 2,500 acres can be developed over the next eight to ten years. Recreational amenities include a private beach and three 18-hole golf courses, an additional nine holes are being built at an existing course, and another 18-hole course is planned. Home sites range in size from one-quarter acre to one acre. Lot price depends on the location, with single-family interior lots being the least expensive and waterfront home sites commanding the highest prices. Strictly enforced architectural design covenants ensure that homes conform to established community standards. Customer service extends to the homebuilding process at an on-site center where homebuyers can explore options for both home exteriors and interiors.

Sancerre

A 144-unit gated single-family community, with a net density of 9.4 dwelling units per acre. High density is achieved by organizing units in four- or six-unit clusters around private drives and through zero-lot-line site design to maximize usable open space. Project amenities include a pool, spa, and bath-house and a network of pedestrian walkways/jogging paths adjacent to the community.

The Navy Yard

Based on a 2004 master plan created by Robert A.M. Stern Architects, the Navy Yard is a redevelopment of Philadelphia’s historic navy yard located along the Delaware and Schuylkill rivers just three miles (4.8 km) from the city center. Under development by the Philadelphia Industrial Development Corporation (PIDC), the 1,200-acre (485.6-ha) project comprises both new construction and adaptive use, with an ethic of sustainability permeating all aspects of planning, development, and operations. At buildout and after an expected $2 billion in private investment through public/private partnerships, the Navy Yard will feature a total of 15 million square feet (1.4 million sq m) of space and will support more than 20,000 employees. As of February 2009, the project has a number of tenants Including Urban Outfitters, the Aker Philadelphia Shipyard, Barthco International, Tasty Baking Company, and the U.S. Navy, and over 7,500 employees working there.

Truman Annex

Redevelopment of a 43-acre naval installation adjacent to the historic district of Key West, Florida. The redeveloped Truman Annex contains 425 residential units, 60,000 square feet of commercial space, 244 hotel rooms/ time share units, and 22,000 square feet of museum space. The project involved extensive infrastructure development, environmental remediation, historic preservation, and new construction.

Pardon Hill

A 177-acre (71.6-hectare) conservation community 60 miles (96 kilometers) south of Boston, Massachusetts, that incorporates open space, farmland, and low-density residential development. Scheduled for completion in June 2003, Pardon Hill includes 22 home sites, 60 acres (24 hectares) of preserved farmland, and 87 acres (35 hectares) of conserved forests and wetlands.
