By taking advantage of tax credits for historic preservation and facade easements, along with a negotiated property tax freeze, the building can achieve a profit at 60 percent occupancy. The building’s proximity to downtown and the Georgia Institute of Technology offers tenants a convenient location, and the historic characteristics of the building provide an alternative to conventional office buildings.
