Rising 27 stories above the Hudson River in lower Manhattan, the 293-unit, 383,000-square-foot (35,580-square-meter) Solaire is the nation’s first “green” residential high rise. It is also the first new development to be completed in that part of Manhattan following the destruction of September 11, 2001. The project is located within Zone 1 — the area most severely affected by the towers’ collapse — as well as in the middle of New York’s most ambitious redevelopment project, Battery Park City. The Solaire integrates energy-saving technologies and environmentally advanced design within an attractive residential tower. Tenants can take advantage of building facilities such as an exercise room, an aerobics room, a children’s playroom, and the 19th-floor rooftop garden. The Albanese Organization opened the doors of its Solaire leasing office in April 2003 and delivered the first group of apartments to tenants in July. Currently the property is 90 percent rented.
