The renovation of a 1907 downtown office tower with a ground-floor department store, the Syndicate now features 172 residential units sitting atop 19,574 square feet (1,818 sq m) of retail space. The St. Louis, Missouri, project contains a mix of 28 affordable rental units, 42 market-rate apartments, and 102 for-sale condominiums. The result of a public/private partnership, the Syndicate’s redevelopment received funding from 11 different sources Including tax increment financing, and both state and federal historic tax credits and low-income housing tax credits.
