The four-story, 41,455-square-foot (3,851-sq-m) Terry Thomas is a signature green building and new home for Weber Thompson, an architecture firm whose partners have small equity shares in the development. The firm, which actively promotes sustainable design and construction in theory and practice, occupies over 60 percent of the structure, which was developed in partnership with First Western Development Services and a small group of equity partners. Completed in the spring of 2008, the building is expected to achieve LEED Gold certification for shell and core and LEED Platinum for tenant improvements. The Terry Thomas adapts a number of standard building elements and a few specially fabricated ones to create a highly transparent, light-filled, passively ventilated, and extremely energy-efficient environment. Natural light intensity and solar heat gain are controlled by a system of exterior shades and sensors. The building was over 80 percent leased as of November 2008.
