A 54,519-square-foot resource- and energy-efficient office building constructed to consolidate the operations of Norm Thompson Outfitters, Inc. The company requested a building featuring recycled materials, a self-sustaining landscape, and energy-efficient heating, air-conditioning, and lighting systems at a cost no greater than that of a conventional office building. The tilt-up concrete and steel-frame built-to-suit facility was developed within the tenant’s strict rent budget of $.76 per square foot (excluding energy-saving features). Many of the building’s energy-saving features required additional upfront capital costs. Norm Thompson set a maximum payback period of eight years for these expenditures. Computer analysis helped the building’s development team determine the specific combination of elements and energy-efficiency measures (EEMs) that would collectively work best to achieve the greatest efficiency.
