Magdalene Reserve

A 15-acre subdivision of detached homes in suburban Tampa that uses environmentally sensitive development techniques to preserve a wooded environment for the 39 homes that have been built. Lakes and a nature preserve are also located within the project. Utility corridors have been kept to a minimum to reduce disruption of trees and other native vegetation on the site.

McConnell at Davidson

A 202-unit, single-family detached neotraditional community development by Davidson College to provide a mix of affordable housing for college faculty and staff and market rate housing for the general public. It incorporates outstanding design features Including historical exterior floorplans, various lot sizes, and a variety of purchase options and financing mechanisms.

The Boulders

The Boulders is a cluster of nine single-family homes built around a hillside garden court located on an infill site ten minutes from downtown Seattle in the Greenlake neighborhood. Environmentally friendly wool carpeting, Marmoleum bathroom flooring, and low-VOC paint are intended to enhance the development’s appeal to environmentally informed buyers. A manmade stream takes advantage of the site’s slope while helping mask traffic noise. With houses originally priced between $750,000 and $800,000, the project has attracted affluent buyers–a mix of empty nesters, childless professional couples, and part-time parents.

Zocalo

Zocalo is a 46.5-acre (18.8-hectare) condominium community located about four miles (6.4 kilometers) northwest of downtown Santa Fe, New Mexico. Designed by international architecture firm Legorreta + Legorreta, this project is sited in New Mexico’s high desert in an area characterized by steep hillsides. Although Zocalo is primarily composed of market-rate townhouses, 11 percent of the units are reserved for those earning 50, 60, and 70 percent of the area median income. As of early 2006, 156 units were built. At buildout, the project is expected to comprise 320 residences.

Elm Brook Homes

Elm Brook Homes is a suburban infill residential project located on a 12.9-acre (5.2-hectare) site in historic Concord, Massachusetts, across from the birthplace of Henry David Thoreau, an American author, poet, and philosopher. The development’s 12 single-family detached houses are situated on a cul-de-sac atop a raised meadow adjacent to marshland. Its completion in 2002 set a precedent for high-quality, modular, workforce (affordable) housing in a premium housing market with sensitive historical design considerations.

Orbaekgard

A 74-acre housing development under construction in the town of Horsholm, 20 minutes north of Copenhagen, Denmark. The project, which will include 320 units at buildout, comprises nine independent clusters of townhomes, each enclosing shared parking/service courts and separated by green “fingers” linking them to the landscape. The environmentally sensitive project employs green building and design techniques. Each cluster is laid out longitudinally, and most are narrower toward the open green areas and wider toward the town, allowing allows more units to stretch out into the landscape while allowing the landscape to reach far into the development. The clusters are oriented to ensure that maximum natural light reaches all units.

The Victoria Townhomes

Located next to the Victoria, an 80-year-old vintage apartment building turned condominium, the Victoria Townhomes are a new addition to the prestigious Queen Anne Hill neighborhood of Seattle. Intended as a solution to the parking problem at the Victoria, the ten Victoria Townhomes were constructed atop a partially underground parking structure that provides parking for residents of both buildings. An urban infill project, the townhomes set the standards for a new design review process in Seattle and reflect the historical architecture of the neighborhood as well as the design of the original building.

Sancerre

A 144-unit gated single-family community, with a net density of 9.4 dwelling units per acre. High density is achieved by organizing units in four- or six-unit clusters around private drives and through zero-lot-line site design to maximize usable open space. Project amenities include a pool, spa, and bath-house and a network of pedestrian walkways/jogging paths adjacent to the community.

Castlestone

A 298-unit townhouse community built around two wooded squares. Homes are entry-level, affordable townhouses priced from $102,000 to $116,000. The land plan incorporated elements of neotraditional planning to create attractive streets and public squares within the community.

Pardon Hill

A 177-acre (71.6-hectare) conservation community 60 miles (96 kilometers) south of Boston, Massachusetts, that incorporates open space, farmland, and low-density residential development. Scheduled for completion in June 2003, Pardon Hill includes 22 home sites, 60 acres (24 hectares) of preserved farmland, and 87 acres (35 hectares) of conserved forests and wetlands.
